Crowdinvesting

Digitalab 13 J.
Investing in start-ups or property projects – from €100. Returns of 5–8% are possible, but: risk of total loss! No deposit protection. Only with money you can afford to lose.

Crowdinvesting enables private investors to invest small amounts in companies or property projects.

Platforms (Germany):

• Property: Exporo, Bergfürst, Engel & Völkers Digital (return: 5–8%)
• Start-ups: Seedmatch, Companisto, FunderNation (return: uncertain, high risk)
• Sustainable: EcoCrowd, GreenVesting (renewable energy)

How it works:

• You invest from €100–500 in a project
• Term: 1–5 years
• You receive interest (subordinated loan) or company shares

Risks:

❌ Total loss possible: project fails = money gone
❌ Subordinated loan: in the event of insolvency you are paid AFTER all other creditors (often: you get nothing)
❌ No deposit protection
❌ Illiquid: money is tied up for the term

Recommendation: at most 5–10% of your assets, spread widely (across many projects), only money you can afford to lose.

Did you know? The insolvency of the German crowdinvesting project “Prokon” (wind energy, 2014) affected 75,000 investors who had put in more than €1.4 billion. Many lost 30–50% of their stake.
