35% rule for housing costs

Immobilienab 9 J.
Rule of thumb: spend no more than 30–35% of your net income on housing. Beyond that, money gets tight.

The 35% rule is a rule of thumb for affordable housing: your rent including heating and utilities (Warmmiete) or your loan instalment should be at most 30–35% of your net income.

Examples:

• €2,000 net → max. €700 rent incl. utilities
• €3,000 net → max. €1,050 rent incl. utilities
• €4,000 net → max. €1,400 rent incl. utilities

In big German cities like Munich, Frankfurt or Hamburg, many tenants spend well over 40% – which leaves hardly any room for saving.

Did you know? In Munich, housing costs for average earners exceed 40% of net income – a sign of the strained housing market.
