Your first flat
Your first flat of your own is a big step – and more expensive than most people think. On top of the rent, there are one-off costs that can quickly add up to €3,000–8,000.
One-off costs (Germany):
• Deposit: 2–3 months' net cold rent (e.g. 3 × €600 = €1,800) – you get it back when you move out
• First rent + service charges: advance of ~€800–1,200
• Move: €300–1,500 (yourself: van ~€100, removal firm: €500–1,500)
• Registering your new address: within 14 days at the citizens' office (mandatory!)
• Mail forwarding: €29–38 (6–12 months)
Basic furnishings:
• Kitchen: €1,000–5,000 (or take over from the previous tenant!)
• Bed + mattress: €300–1,000
• Washing machine: €300–600
• Fridge: €200–500
• Basic furniture: €500–2,000 (tip: classifieds, social department stores, IKEA bargain corner)
Ongoing monthly costs:
• Rent incl. heating and utilities: €500–900 (depending on city and size)
• Electricity: €40–60
• Internet: €25–40
• Broadcasting fee (GEZ): €18.36
• Liability insurance: €3–5
• Household contents insurance: €5–10
Checklist before moving in:
✅ Draw up a handover report with the landlord (document defects!)
✅ Photograph the meter readings (electricity, water, gas)
✅ Sign an electricity/gas contract (NOT the default supplier – it's the most expensive!)
