ImmobilienErwachsene
Monthly costs for owners in a German homeowners' association: maintenance reserve, caretaker, insurance, management. Typically €2–5/m² on top of the loan instalment.

Hausgeld (service charge) is the monthly contribution that flat owners pay to the homeowners' association (WEG) in Germany. It covers the building's running costs.

What's included?

• Operating costs: heating, water, rubbish, caretaker, garden maintenance (can be passed on to tenants)
• Management costs: property management, account fees (CANNOT be passed on)
• Maintenance reserve: money for repairs and renovation (CANNOT be passed on)

Typical amount: €2.50–5.00/m² per month. For an 80 m² flat: €200–400/month – ON TOP of the loan instalment!

Caution when buying: many property buyers forget the service charge in their calculations. A flat with a €1,200 loan instalment and €350 service charge actually costs €1,550/month.

Did you know? The service charge is €2.50–4.50/m² per month and includes the maintenance reserve. For 80 m², that's €200–360 a month IN ADDITION to the loan instalment.
