Energy performance certificate

Immobilienab 9 J.
A document showing how energy-efficient a property is. Mandatory when renting out and selling. Good values: below 100 kWh/m². Poor: above 200 kWh/m².

The Energieausweis (energy performance certificate) is a property's "energy passport". It shows how much energy the building consumes and which energy efficiency class it has (A+ to H).

Two types:

• Consumption-based certificate: based on actual energy consumption (cheaper, from €50)
• Demand-based certificate: based on a building physics calculation (more accurate, from €300)

Energy efficiency classes:

• A+/A: passive house/new build (50 kWh/m²) – low heating costs
• B/C: well renovated (50–100 kWh/m²)
• D/E: average (100–160 kWh/m²)
• F/G/H: poorly insulated (160 kWh/m²) – high heating costs

Mandatory: when selling, renting out and for new builds. The energy efficiency class must be stated in property adverts in Germany.

Did you know? A house in energy efficiency class H uses up to 10 times as much heating energy as a passive house (class A+). That can mean a €3,000–5,000 difference in heating costs per year.
