Notary costs when buying property

ImmobilienErwachsene
Notary fees in Germany are set by law (GNotKG) and NOT negotiable. About 1–1.5% of the purchase price. On €400,000: about €5,000–7,000. For: purchase contract, land charge, transfer of ownership.

Everything the notary does when you buy property in Germany:

1. Purchase contract:

• Drafts the contract (sent to both sides 2–4 weeks before notarisation)
• Notarisation: reads the contract aloud, answers questions, signing

2. Registering the land charge:

• Entry of the land charge for the bank (security for the loan)

3. Transfer of ownership:

• Priority notice of conveyance (protects you as the buyer against the property being sold twice)
• Change of entry in the land register (you officially become the owner)

Typical costs:

• €400,000 purchase price: approx. €5,500 notary + approx. €2,000 land registry = approx. €7,500
• €250,000 purchase price: approx. €3,800 + €1,400 = approx. €5,200

Not negotiable: notary fees are set by law in the GNotKG. EVERY notary charges the same price. There's no such thing as a "cheaper" notary.

Did you know? Notary and related costs amount to about 1.5–2% of the purchase price. On €400,000: about €6,000–8,000. Plus land register fees of about 0.5% (€2,000).
