Rent reduction

Immobilienab 9 J.
If your flat has defects (mould, broken heating, noise), you may reduce the rent in Germany. Important: report the defect in writing first, then reduce.

How to reduce your rent correctly (Germany):

Step 1: report the defect to the landlord in writing (by registered letter or email with read receipt). Describe the defect precisely and attach photos.

Step 2: set a deadline for repair (2–4 weeks, depending on urgency).

Step 3: if the landlord doesn't respond: reduce the rent. BUT: only by the appropriate amount!

Typical reduction rates:

• Broken heating in winter: 20–50%
• Mould in living spaces: 10–25%
• Construction noise (long-term): 10–20%
• Broken lift: 5–10%
• No hot water: 10–20%

Warning: too high a reduction can lead to termination! If in doubt, get advice from a tenants' association first.

Did you know? Rent reduction for defects is possible immediately – without going to court. For mould: 10–50% reduction. For heating failure in winter: up to 100%. Report the defect in writing!
